The place is ideal for living as it is a very decent locality with many big apartments. Some of the big projects within few hundred meters are Century Paradise, Subodhya Laurals, Amada WalMark, Raja Aristos, etc. The exact coordinate (Lat/Long), 12°51’41.6″N 77°36’10.8″E.

The proposed apartment building will have Car Parking on the Stilt and Four Floors (Ground, First, Second and Third). Each floor will have spacious three units of 2BHK flats measuring roughly around 1200 Square Foots. Flat-A is 1073 SFT, Flat-B is 1207 SFT and Flat-C is 1146 SFT. Each flat will have at least two Balconies.

While making the architectural plan we have considered the following points:

  1. Minimum 10 ft driveway space and with 2 driveways accommodating 13 to 15 cars
  2. All flats are as per Vaastu though we do not believe in that
  3. Front Elevation to be best in class
  4. Ample Lighting and ventilation for all flats and lobby
  5. Space Planning with the Openness design concept
  6. Furniture Layout Planning & Anthropometric guidelines
  7. Spacious Kitchen and Toilets
  8. Utility Area for each flat (Common Water Closet)

SPECIFICATION DETAILS
Structure Framed Structure as per ISI standards with Stilt for Covered Car Parking. The structural Design will be made after proper testing of the soil. Branded Steel and Cement will be used as per the industry Standards. The depth of footing and height of plinth will be according to the structural design.
Walls External walls of 6″ Solid Cement concrete Blocks in 1:6 C.M with intermediate RCC Bed and internal walls with 4″ Solid block. 8″ Solid block will be used for walls where electrical ducts will be laid.
Flooring Digital or Double Charge Vitrified Tiles size 2″X2″ for hall, dining and bed rooms. Granite Flooring for Kitchen. Ceramic Anti Skid Tiles Flooring for Balcony and Toilets. Wall Tiles for Kitchen (2 Feet high) and Toilets for minimum 7 Feet.
Kitchen Platform Granite kitchen platform with stainless steel sink (18X24X9 inches). Glazed tiles for minimum 2 feet height. The kitchen platform will be initially mounted on Clamps and the buyers have to do wood work (modular) of their preference. Provision for Electrical Chimny, Water Purifier and Refrigerator.
Doors Main Door – Hunna Frame and Teak Wood Shutter with Melamine Polish, Godrej or Equivalent Locks. Other Doors – Hunna Wood Frames with moulded Flush door shutters with Stainless Steel self locking handles with paint finish.
Electrical Work Modular switches of Roma/GM/Million/HiFi with fire resistant wires of Wipro/Polycab/Anchor make. Provision for UPS Connection, Water purifier, Air Condition, Refrigerator, Washing Machine, in every flat.
Toilets Ceramic Tiles up to 7” ft height & size 18”x12”, Health Faucets in all toilets. Atleast one Indian Commode in every flat as per the structural plan, the position of which can not be changed later.
Sanitary Hindware or Parry ware or Hyuida make. Floor mounted Western Commodes with attached flush tank.
C.P. Fittings Jaguar or Hindware or Parryware make – mixer in every toilet, one shower.
Painting Asian Tractor Emulsion for interiors area and ACE for exteriors. All interior walls with atleast two cotes and exterior walls with one cote of Primer. Any color preference for additional cote in interior walls is buyers liability.
Common Area Granite Flooring, Wall cladding at the entrace of elevator. M.S railings for Staircase.
TV and Phone Points Individual TV & Telephone points in main hall and other rooms whereever applicable as per the Electrical design. There will be minimum one TV point, Telephone point and data cable point.
Water One Bore well & provision for Cauvery water. One underground sump for storing cauvery water and another for storing borewell water. At least three overhead tanks, syntax or Equivalent make with minimum 2000 litres capacity.
Elevator 6 passenger capacity with centre opening doors from branded companies like Johnson, Thomson, Hepzhi, Mitshubishi, Scnider or Kone. The Elevator will be with machine Room (non-MRL).
Plumbing Works All plumbing lines with CPVC and PVC pipes, Ashirwad / Supreme. All toilets properly done with water proofing.
Balcony Anti Skid Flooring and M.S Railings upto 3 Feet height.
Compound and Gate Four to Five foot wall on all three sides of the building and Gate made of MS steel on the front

The pre-launch price per SFT is just INR 3650/- (Three Thousand Six Hundred and Fifty ONLY). Kindly note that the typical price in that area (Bannerghatta Road) for similar flats is somewhere between INR 4500/- to 7500/- depending on the builder. As we are committed to make this project affordable, we are offering the flats almost at the cost price without compromising on the quality of construction and materials used.

The other charges after the project completion include (per flat) are ONLY,

  • Covered Car Parking – 1.75 Lakhs (Fixed)
  • BESCOM + BWSSB deposits and incidental expenses – 1.90 Lakhs (Fixed)
  • Any other Taxes and Registration Charges

You will also have the option of “Flexi-Pay” that is, pay a higher initial amount and lesser EMI’s or fewer amount per EMI.

Here is a simple calculator to know much you need to pay to own a flat in Dar-e-Salaam. The common area of 270 SFT is equally divided between three flats of each floor.
